Real estate auction notice
Announces: as of May 19, 2022 at 12.00 adjudication of unlimited public auction
property with a total area of 11.6942 ha, located in Huta Chojno, Rogowo commune, Rypin poviat, Kujawsko-Pomorskie voivodship. The property consists of several plots of agricultural and forest land. One of the plots is developed with a residential building, the so-called a Polish manor house. In addition to the residential buildings, the property includes stables and other outbuildings.
The value of the property from the expert's valuation as at June 30, 2021 is PLN 1,138,600
ASKING PRICE: PLN 1,138,000 (say: one million one hundred and thirty eight thousand zlotys)
The property is described in detail in the land and mortgage registers: WL1Y / 00020845/7 WL1Y / 00009235/5 and WL1Y / 00020765/2 kept by the District Court in RIPINA, IV PERCENTORY DEPARTMENT - WL1Y
The land and mortgage register KW WL1Y / 00020845/7 describes the plots of land within the precinct 8 Huta Chojno, with the numbers: 2 (use: Ps-permanent pastures) and 73/2 (use: B - built-up agricultural land) with a total area of 7, 2042 ha.
The land and mortgage register KW WL1Y / 00009235/5 describes the plots of land within the precinct 8 Huta Chojno, with the numbers: 38 (method of use: R - arable land), 66/1 (method of use: R - arable land) and 67 (method of use: R - arable land) with a total area of 2.9900 ha
The land and mortgage register KW WL1Y / 00020765/2 describes the land plot from the precinct 8 Huta Chojno No. 69 (use: Ls-forests) with an area of 1.5000 ha
The manner of using the Property:
- plot no. 73/2 in the habitat part, i.e. on the area of 1.0573 ha, is fenced and developed:
- a residential building with a building area of 103 m2,
- a garage building with an attic with a building area of 32 m2,
- a stable building with a building area of 240 m2,
- a stable building with a building area of 276 m2,
- a garage building with a building area of 68 m2 with a carport of a building area of 97 m2 and a henhouse with a building area of 26 m2,
- a brick outbuilding with a building area of 65 m2,
- a woodshed with a building area of 25.20 m2,
- a carport with a brick grill with a building area of 20 m2,
- plot no. 73/2 on the area of 1.6 ha is a forest with a predominant pine stand,
- plot no. 69 on the area of 1.19 ha is a forest with a predominant pine stand,
- the remaining area of the property, i.e. land with an area of 7.8469 ha, is agricultural land, mainly pastures,
NOTE - the actual construction of the plot differs from the one disclosed in the land register.
The plot, registry no. 73/2, is encumbered with free mutual easement of passage and limited passage in the execution of a dirt road on the plot of land no. 73/2 for the benefit of each owner of the adjacent plot with registry no. 73/4 (KW WL1Y / 00030667 / 8)

The bids will be opened by the Commission on May 19, 2022 at 12.00. The bidding is won by the bidder offering the highest bid. The tenderer who won the bidding will be notified of this fact within 3 working days from the date of opening the bids.
The condition for participation in the auction is to submit a bid security in the amount of PLN 10,000, which amount should be paid to the account of the Ewa Błaszczyk AKOGO Foundation, number Santander Bank Polska S.A .: 02 1090 1056 0000 0000 0612 1000, no later than on the day preceding the opening of tenders. In the case of the bidder who won the auction, the amount of the deposit will be counted towards the deposit within the meaning of Art. 394 of the Civil Code. The remaining bidders will be refunded the amount of the bid security within 3 days from the end of the auction. The tender guarantee is forfeited to the tenderer who won the auction and did not enter into the conditional sale agreement for reasons attributable to him.
As the real estate is predominantly agricultural real estate within the meaning of the Act of April 11, 2003 on the shaping of the agricultural system, the real estate may be purchased by individual farmers, other persons indicated in the aforementioned Act or persons who have obtained the consent of the National Center for Agricultural Support. In addition, as part of the real estate is forest land, under the Act on Forests they have the pre-emptive right to this real estate. In view of the above, first of all, no later than 7 working days from the date of the auction, the Ewa Błaszczyk AKOGO Foundation will conclude a conditional sale agreement with the buyer, and only after obtaining the described consent of KOWR and failure to exercise the pre-emption right by the State Forests, the final agreement transferring ownership . The buyer will be obliged to pay the remaining part of the deposit (10% of the price) after the deduction of the deposit, at the latest on the day of concluding the conditional contract, and then the rest of the price on the day of concluding the contract transferring the ownership of the property. All costs of notary fees, concluding conditional and final contracts are borne by the buyer
